Yep, I think there can be a balance between protecting yourself and being so restrictive as a landlord actually scare off good tenants. I was planning a visit to the Smokey Mountains last fall with my family. Initially I was going to rent from an individual home owner. However the contract that was sent to me to sign and return was 6 pages, with language that the entire amount had to be paid up front 30 days in advance of stay, that if we did not have a personal chance to view said property before paying balance that constitutes acceptance of condition of house, no guarantee that if things were not working or broke on the weekend, earliest would be during the work week someone would check, etc, that if something not working and we left, that we would be responsible for the repair. All the various reasons we could be ejected from house with no recourse (number of people larger than stated, even if just visiting, being a disturbance, playing music too loudly, disposing of trash improperly, etc etc). I mean, it sounded like someone must have done a number on this house or landlord but the language frankly scared me and I couldn't accept those terms so I rented from Dollywood instead.
