Hey all,

I'm renting out a room for the first time ever. Luckily I haven't been living on my own for more than 2 months so I haven't completely adjusted to my own place yet. Also, the renter is a high school friend who I hang out with somewhat regularly. However, I've been told that I should lay out ground rules for the renter. I have no idea where to start, what's important to cover and what isn't. Any suggestions?

Well, to start with, is it ok to eat your food?
I would have your friend sign a contract. How long are they planning on staying there, how much they should pay, are they paying utilities, 1/2 of food/beverage costs, water? When is their rent due? First of the month, fifth of the month?
What kind of rules do you like in your house? No music after 11, lock both doors when they leave, is it ok for them to park their car in the garage? Can they borrow your clothes? Can friends come over at all hours of the night? Maybe you should assign chores, or decide whether you do your own dishes, etc..Those are important things to discuss right when they move in, so they are aware of the rules that you would like to see followed.

When you rented an apartment or the apartment, what kinds of things were in your lease? That should give you a guide as to what you should tell your friend.

I've lived alone, so I'm very particular, but not everyone is like me. Good luck.

Curious since this was originally posted a few months ago, how it's going today!

Plan for the worst... hope for the best.

Layout these topics up front:
1) Food sharing rights
2) How bills are handled
3) When rent is due / if you don't pay? Fees? Time for eviction?
- Also recommend a rental agreement. Can be found online or bought at Office Depot / Staples.
4) Security Deposit
5) Living room rights / TV Room / remote control rights
6) Hours it's okay to be too loud
7) How long he is expected to stay
8) Drinking / Smoking /Drugs rules

Room-mates can be as bad or worse as any relationship. Communication is key... as in any healthy relationship.

I use to steal my roommates food all the time :D she in return did the same, but it was all in a playful way, we joked about it. Consider cleaning rules though, bathroom, kitchen, those are places I like to keep in order and clean, I don't want a plate with left overs standing around for weeks until one would believe the plate has come alive and saw it moving :P

I would set out some basic rules, hygiene stuff, and the almighty fridge contents :P Also, some "partying" regulations :P It's kinda annoying when he invites 234324 people and you need to work in the morning :P
